The Senior Executive, Leasing is responsible for executing the mall's leasing strategy, maintaining high occupancy levels, sourcing and securing suitable tenants, managing tenant relationships, and supporting the overall commercial performance of the shopping centre. The role will work closely with the Centre Manager to strengthen the tenant mix, enhance shopper experience, and maximize rental revenue.
Key Responsibilities
1. Leasing & Business Development
. Identify, source, and secure new tenants in line with the approved tenant mix strategy.
. Conduct market research and prospecting activities to generate leasing leads.
. Prepare and present leasing proposals to prospective tenants.
. Negotiate rental rates, lease terms, fit-out requirements, and commercial conditions within approved authority limits.
. Conduct site inspections and mall presentations with potential tenants.
. Maintain a database of prospective tenants, retailers, franchises, and local entrepreneurs.
. Build and maintain strong relationships with retail brands, agents, brokers, and property consultants.
2. Tenant Mix Planning
. Assist in developing and implementing the mall's tenant mix strategy.
. Identify trade categories that are underrepresented and propose suitable tenants.
. Monitor market trends, retail concepts, and consumer preferences.
. Recommend tenancy changes to improve footfall, dwell time, and revenue performance.
. Support the repositioning of vacant areas and underperforming zones.
3. Lease Administration
. Coordinate the preparation of Letters of Offer (LOO), Tenancy Agreements (TA), renewal letters, and related leasing documentation.
. Ensure all leasing documents are properly executed and filed.
. Monitor lease expiry dates and initiate renewal discussions in a timely manner.
. Maintain accurate leasing records and tenancy databases.
. Track key leasing metrics including occupancy, lease expiries, renewals, and rental income.
4. Tenant Relationship Management
. Serve as a key point of contact for tenants regarding leasing-related matters.
. Conduct regular engagement sessions with tenants to understand business performance and operational challenges.
. Address tenant concerns and coordinate solutions with relevant departments.
. Foster positive landlord-tenant relationships to improve retention rates.
Monitor tenant compliance with tenancy terms and mall regulations.
5. Retail Performance Monitoring
. Monitor tenant sales performance and occupancy costs.
. Analyze sales reports and identify opportunities to improve tenant performance.
. Recommend tenancy restructuring, relocation, or replacement where necessary.
. Prepare leasing performance reports and presentations for Management.
6. Marketing & Promotional Collaboration
. Work closely with the Marketing team to support mall campaigns and events.
. Identify opportunities for promotional partnerships with tenants.
. Coordinate leasing opportunities for temporary tenants, kiosks, roadshows, and pop-up stores.
Assist in attracting event partners and experiential concepts that drive footfall.
7. Budgeting & Reporting
Assist in preparing annual leasing budgets and revenue forecasts.
Monitor leasing income against approved budgets.
Prepare weekly and monthly leasing reports covering:
Occupancy rates
Vacancy status
Leasing pipeline
New leases secured
Renewals
Rental revenue performance
